The usefulness of the management mandate

Very often, rental management is an activity carried out directly by the owner-lessor provided that the latter has time to devote to it. In the majority of cases and even if it has a cost, having your rental managed by an agent is the preferred choice for the owner . He delegates the rental management of his property to a professional who will have the time and knowledge necessary for this mission. Rental management is its daily job and JuriLoc has the know-how and the know-how to best manage the rental of an apartment, a garage or even a commercial space.

Single point of contact between you (owner) and the tenant, JuriLoc  manages all the constraints related to the rental. I would indeed meet all the technical, legal and fiscal obligations attached to the rental and  rental management .

Through a rental management mandate, you give JuriLoc the administrator of buildings and other assets the power to manage all or part of your real estate assets. The management of the acquired property requires a good mastery of the laws which frame rental management.
Choosing to trust JuriLoc will allow you to lighten your tasks related to the management of a property such as the selection of tenants, the management of the inventory of places of entry and exit, the drafting of leases, etc.


Drawn up in the form of a written contract, the management mandate must be signed by both parties and drawn up in two copies.

The duration of the contract is 1 year tacitly renewable.

How much does rental management cost?

JuriLoc receives the remuneration agreed upon by mutual agreement with the owner, set and accepted at 6% excluding tax of the sums or values whose collection results from the administration of the property.

The owner must also pay the amount of VAT currently at 20%.

In accordance with the ALUR law, these rental fees for accommodation remain the responsibility of the owner.

 

If you decide to entrust the rental of your property, JuriLoc collects  rental fees called:  rental management fees  (split between you and the tenant) Only four services will be billed jointly:

  •   The costs of the housing visit (offered in our management mandate)

  •   The cost of drafting the lease

  •   The costs of setting up the file

  •   The costs of carrying out the inventory calculated according to the living space of the accommodation

These sums will be deducted from the 1st rent when the tenant is set up.

  • Reception of accommodation

  • Claims management and monitoring

AFTER RENTAL

  • Management and retrocession of the security deposit

  • Constitution of rental litigation file for eviction (preparation of liabilities and monitoring of procedures at a bailiff)

  • Drafting of commercial and residential leases (accompanied by mandatory documents according to the legal provisions in force)

  • Legal advice in civil procedure and civil execution procedure (one hour consultation answering all your questions as far as possible)

  • Drafting of commercial and residential leave (when this does not require the appointment of a bailiff)

  • Drafting of a motion for an injunction to pay

Definition: the request for an injunction to pay allows you to obtain payment of your debt if the person who owes you money, that is to say your debtor, refuses to pay. It is a simplified legal procedure, usable when the debt originates from a contract. The competent court depends on the nature of the claim.
